St Leonards Road

MDR were tasked with reviewing the previously approved planning documents, discharging of planning conditions and preparing building regulation guidance and construction drawings package.

The scheme at St. Leonards Road, Eastbourne involves the refurbishment of a 4 storey commercial building to house 18 residential units and the construction of a new floor to provide 6 additional units.

We are now close to completion and the scheme is looking great. See the below before and after and judge for yourself…

Addiscombe Grove Planning Success

2016 is now well underway, and has proved to be a great year so far with the resolution to grant planning permission for 28-30 Addiscombe Grove.

The 74 unit, 8 to 12 storey scheme located close to East Croydon rail station is formed of a mix of studio, one, two and three bedroom apartments along with courtyard, amenity and child play spaces. A commercial unit has also been located at the ground floor, located in a desired area. The design has evolved immensely during the planning process and has resulted in a proposal that maximises the potential of a relatively small site area to deliver a viable and practical solution. The site has achieved a density of 1,972 hr/ha with 184 habitable rooms.

The positive outcome is a culmination of close liaison with the local community and Croydon Council to deliver a scheme that seeks to be a real addition to Croydon regeneration. The community has shown a high level of support for the scheme which has been hugely encouraging throughout the process.

Pomeroy Street Planning Success

The site situated on Pomeroy Street comprises a large, vacant warehouse building within a larger residential context. MDR sought to enliven the local environment whilst creating some much needed residential accommodation.

Throughout the design process, MDR have liaised closely with the Local Authority and residents to ensure the proposed scheme delivered our clients and the LA’s requirements. The resulting scheme promises to be an excellent addition to the local area and has received much praise through the consultation process.

Following several Design Review Panel meetings, the scheme was approved for 37 residential units.

High Street, Hounslow Planning Success

MDR are happy to announce another successful determination was achieved for a new two storey residential development above existing commercial / retail development. The complex scheme had to address a range of logistical and engineering difficulties, however the result has been permission to truly improve and transform High Street Hounslow with 58 new residential units.

East Grinstead Development

MDR have been extensively involved over the last six months with several exciting planning applications within the East Grinstead shopping district. A formal pre application has been submitted seeking circa 120 residential units along with new retail and commercial units.

The site, sitting at approximately 1.3 acres, holds a prominent position along Queens Walk. MDR’s design has given much consideration to the sites immediate context and has sought to redevelop and otherwise underutilized space into a modern, functional addition to the high street.

The scheme has recently been featured in the East Grinstead Courier.

Constructing Excellence Sustainability Evening

Yet another great turn out was achieved at the latest Constructing Excellence Croydon Club on Tuesday evening. Jury’s Inn played host to two fantastic presentations during a sustainability-focused evening.

Natasha Baum from Wilmot Dixon kick started things with an interesting look at WWF The Living Planet Centre Case Study, Sustainable Procurement, BIM, Life Cycle Costing, The Yellow Book and Social Legacy. Following Natasha’s presentation, Gary Grant of the Green Roof Consultancy presented on green roofing, green walls and building green cities, taking a refreshing approach to the subject.

Co-sponsored by Wilmot Dixon, and ourselves the event proved to be a truly enjoyable evening and certainly another success for CECC.

Camberwell Station Road Completion

MDR are happy to announce the official completion of the Camberwell Station Road project.

Having been actively involved with the project from its inception in 2007 through to the final completion by Durkan Building Contractors, we have overcome numerous site difficulties to produce a mixed-use scheme that has been well received by the council and local community alike.

The scheme, built for Wandle Housing Association, has delivered 83 residential units, for both private and shared ownership along with an allocation for social rent. The resulting scheme is a credit to Southwark, with one of the largest landscaped courtyard areas in the borough.

The scheme has been subject to numerous issues that threatened its successful outcome. The design team successfully overcame problems by utilising flexible design techniques and creative solutions to issues outside of our control.

The site has been developed as two main blocks containing flats with commercial at ground level addressing the adjacent streets, leaving a semi private communal courtyard with larger family mews housing set within the private space.

Flowers Way Planning Success

What a better way to start 2015 than with the successful planning decision for Flowers Way, Luton. The scheme proves to be our largest to date providing 359 student accommodation and 130 residential units.

The proposal is for a mixed-use development of three apartment blocks, comprising a mix of student and residential accommodation, commercial units at ground floor level and associated landscaping.

As well as providing private shared amenity space, the scheme has an element of open public realm to offer new safe pedestrian routes

The site, which is currently under-used and undefined as a temporary car park, is on the edge of the town centre. The proposal aims to address the current market needs for much-needed student and residential accommodation, as well as commercial space for various businesses to operate in. The site is ideally placed to offer a mixed-use scheme to serve the general public as well as local business interests, with a flexible design to allow for easy adaptation.

Our knowledge of the area, previous work within Luton and a complete reworking of the original approved scheme to provide a much more efficient proposal has allowed us to assist the Client in delivering a scheme on the site currently being under-used as a car park.

A new public realm/internal street cuts through the site to reinforce the link between the south of Luton and the amenity of the town centre, the historic St Mary’s church and Bedfordshire University campus to the north, which have been divided since the creation of the ring road. This route will provide a place for respite for pedestrians via seating, soft and hard landscaping, trees, external lighting, a south aspect and encourage interaction with the residential and student blocks creating natural surveillance and clear visibility, whilst also uplifting and enlivening the existing streets.

Careful consideration was given to the overall design in order to successful combine student housing and residential living with the commercial ground floor unit.

A strong relationship has been forged with Luton council and is reflected with the successful decision of Whitbread House, towards the end of 2014. The two schemes combined provide over 500 student accommodation units and 210 residential units within Luton.

We would like to announce out attendance at two of the years leading construction events, CIH Brighton and MIPIM 2015.

2015 will be MDRs third year in attendance at both events and is shaping up to be the busiest yet. With live schemes ranging from 20-400 units, we are certainly keen to meet with some of the industries leading names to discuss future collaborations.
