County House Planning Success

Yet another planning success for MDR Associates!

We are please to announce that our latest rooftop development scheme, County House, Beckenham, has recently secured planning consent.

The project consists of a single storey roof top extension to an existing mixed use building in Beckenham. Working closely with Hyde New Build and Davies Murch planning consultants the scheme will provide some much needed, additional housing.

The site held a previous planning consent for a four-unit expansion but our expert team architects established a design solution that would maximise the available space to provide three additional units. The final scheme secured a total of seven additional units comprising one and two bed flats. The proposed design solution allows for all of the existing units to remain occupied during construction.

The new units will meet housing provision requirements in the area.

The New London Plan and Green Infrastructure Evening

MDR would like to thank everyone who attended last nights “The New London Plan and Green Infrastructure Evening’  with special thanks going to The Temple group for such an excellent presentation and Q&A session. We thoroughly enjoyed the evening and it was great to see such a turn out. We hope you all enjoyed the night as much as we did.

There was some great debate and conversations throughout the evening with quote of the night going to Jenny Massingham of The Temple Group – “ The plan’s theme for good growth seeks to build thousands of affordable homes whilst creating an inclusive, greener city.”

CIH Brighton & MIPIM 2018

MDR would like to announce the attendance of Penny, Neil and Howard at CIH Brighton and MIPIM 2018.
We are looking forward to seeing both new and familiar faces over the course of the two events. With an exciting portfolio of new Residential and Mixed Use, Rooftop Developments and Extra Care schemes to discuss, we are keen to develop some new relationships and future collaborations.

Blagdon Road Planning Success

MDR are delighted to announce the successful determination of one of our most prominent schemes, Blagdon Road, New Malden, continuing our very successful start to 2018.

Due to the existing complexities of the site, the 91 unit scheme required a significant level of design development and close working relationships with the Council, Pegasus planning consultants and the wider community to secure the approval.

The proposed will see the partial demolition of the existing 8 storey building with retained retail (Class A1), gymnasium (Class D2) and car parking and the erection of 91 residential dwellings (Class C3) with associated vehicular access, private and communal amenity space and public realm improvements. The ground floor is currently occupied by leasehold tenants who will retain continuous, un-interrupted occupation for the duration of any construction works.

The approval paves way for a substantial redevelopment of the area, providing much needed, high quality residential accommodation as part of The Royal Borough of Kingston Upon Thames future Cocks Crescent SPD. The complexity of the build required a highly creative approach to design combined with a comprehensive technical method, resulting in a very well received mixed used project.

Rooftop Development Planning Success

MDR are delighted to announce the successful determination for three of our flagship rooftop development schemes, Damory House, Thaxted Court and Chilton Grove, delivering much needed residential units in Southwark working with the Council, Engie and Blakeney Leigh.

The site is currently occupied by council estate buildings, set for refurbishment as part of the wider area masterplan redevelopment and refurbishment. The scheme will see an additional 28 units constructed on top of the existing housing blocks. Find out more here.

Working closely with Southwark council and the contractor, we are pleased to have secured a successful planning decision for the erection of 44 additional residential units on top of two existing housing blocks. Taking a similar construction approach as that of Damory & Thaxted, 100% of this development will provide secured affordable housing. Find out more here. 

 

This RTD approach allows for maximum site utilisation and the provision of much needed residential accommodation within Southwark. Working with existing residents in situ, the proposal will deliver a range of benefits for residents, including:

  • Increased building insulation, reducing heating and energy bills.
  • The design of the extension aims to deliver an improved environment to live, designing the building not only to be thermally efficient but also to be aesthetically pleasing.
  • Improved landscaping and amenity spaces.
  • Enhanced security and entry systems and in some places lift access.
  • Overall increased property values, achieved by designing more dynamic properties and more appealing block design.

The proposed structural system for the new roof extension will utilise a steel framing system which makes handling easier. Being lighter than traditional timber construction, it is a quick and efficient system with no hammering of nails, power saw to cut or manoeuvring of heavy sections on the roof. The system means the speed of build is considerably quicker when compared to conventional construction methods. Unit sections (floor, wall, ceiling and roof) can be modular; constructed off site and lifted into position or alternatively “flat packed“ to be erected on-site.

The approval of both these flagship schemes comes as MDR roll out our bespoke methodology and approach to potential rooftop and infill sites. MDR are on track to deliver hundreds of rooftop and infill units from feasibility studies through planning and on site in 2018.

Dunheved Planning Success

MDR have had a great start to the year having received planning consent for the proposed development at 10-12 Dunheved Road from Croydon Council. 

The scheme has been through multiple design iterations, juggling detailed requirements of both the client and the council. The project will see the demolition of three 2/3 storey residential buildings and the erection of a 35 unit residential scheme offering a range of tenures, through the redevelopment this brownfield site. 

Lingfield Lodge Planning Success

MDR are excited to announce the successful planning consent for Lingfield Lodge.

Working with Eldon Homes and Keepmoat, MDR are designing and delivering the much needed redevelopment in the heart of East Grinstead. The scheme will deliver a mixed tenure, extra care facility, including private sale units. The scheme consists of :

  • 49 new extra care homes
  • Full landscaped gardens and communal areas
  • High quality contemporary design that draws references from the local architecture and is harmonious to the context
  • A number of energy saving measures
  • A range of associated services including social hubs, fitness areas, hairdressers, dining and lounge rooms

The project will see the replacement of the current, outdated and vacant retirement home. In its place we will be providing a modern, energy efficient building, sympathetically designed to reflect its surroundings whilst providing some much needed extra care facilities for the elderly.

We are delighted to announce Neil Stephens’ s promotion to  Director. Neil, a member of RIBA  has over 16 years in architectural practice,  leading teams, resource planning, project management and detailed designs and has a great track record in technical delivery. Neil experience also includes sustainable design , self build and  co housing, where he is part of the co housing board of directors Richard Shrimplin has also joined us as senior architect and project leader , as a RIBA architect Richard has over 10 years experience in residential and mixed use developments.
